Succeeding In Real Estate Through Smart Gadgets And Apps

Important gadgets and apps

As the technology continues to evolve people are continuing to ask, are real estate agents something of the past? According to statistics and research by the National Association of Realtors, real estate agents may be history. The number of these real estate agents has dropped with more than 26% in a period of less than 5 years.

Over the previous 2 decades, NAR has spent over $90 million in political contributions. Let’s simply say that they are definitely invested in their own industry. It is commonsense that the volume of real estate agents would have dropped. In any case, many professionals have cut jobs since this downturn. But across all sectors, you would’ve to dig very deep to get a 26% loss. Indeed, only construction workers are able to keep real estate agents companies in terms of proportion of jobs lost.

Still, in case I had a choice between being a real estate agent and a construction worker right now, I might end up choosing to get rid of my hard hat. Once the economy rebounds, most people will start buying and building homes again, if on a more meek scale. The era of simply mortgaged McMansion has come to an end, but construction workers will definitely be needed again, and their industry will recuperate. It needs to since we have not found a way to outsource home building or manufacture supercomputers that can do the job for us.

On the other hand, realtors are facing a totally diverse dilemma. The business model that has hired them for quite a long time is expiring. Realtors used to provide people with access to listings that other people were not familiar of. They gave a crucial link to the community, neighborhood or city where a family wished to move to. They could get a home that met all your stipulations. In case you wanted to sell your home, they could do everything for you, and place it on the market in style.

But nowadays you can find many websites with video tutorials on how you can stage your home, and now that Trulia has turned out to be every person’s favorite iPhone app, the real estate game has changed perpetually. All that a realtor can do, the regular user can do from the cost-saving convenience of their home. 90 percent of home buyers find homes online, and there is no stopping the World Wide Web when it comes to the change of industry. Middlemen have been failing all over the place. We rely on ATMs to make our deposits, do our taxes with cheap software, and lease videos from Netflix.

There is a calm revolution developing in real estate. Sellers and buyers have the view that they can deal with each other directly, and thus saving money. Who would decide to go to Hawaii after selling a house; you or your agent? I do not like making assumptions, but I definitely know the answer to that question.

Like any other business, real estate has specific tools that make the whole activity extremely easier. Not every gadget in the market is necessary, but some of the gadgets make life run very smoothly that “necessity” may not be an over-exaggeration at all. Most of these gadgets are under $50 and will change the way realtors put effort into their business.

Gadgets that will make you succeed as a real estate agent

The godfather of all tablet computers at present is undoubtedly the Apple iPad. It does not matter whether you rely on Apple iOs or Android as the platform for your tablet since both have strong application networks, but you need to make a choice on one of them.

A tablet computer enables you to easily plan your travel, respond to emails on the go, list presentations and review contracts. They are all but a phone and because of their big screen size they beat the smartphone by far in terms of usability.

Digital Measurement Device

Using a digital measurement device literally saves hours on any buyer or listing appointment. With just a fast push of a button you will know how far away a wall is exactly from where you are standing. Imagine trying to take these measurements with a tape measure. You will always end up needing two people or see as the tape snaps back again and again.

There are acoustic devices that send out a small pulse that is received by a microphone on the device. Other units rely on laser technology to get even more precise measurements. Showing a client that you are prepared to go work with the right tools goes a long way towards your credibility.

Smartphone

While a smart phone is not that ideal for listing appointments or reviewing contracts like a tablet is, it’s absolutely needed to practice real estate. With 85 percent of all home sales starting online, being in a position to respond to a call or lead generated from a site quickly is necessary for success.

Apple’s iPhone, Android phones or RIM’s Blackberry all provide “push” email in which the mail server directly downloads the email onto your phone without the phone having to go fetch the message. This means that you’ll receive your emails faster than your rival.

Multi-Feed Scanner

This gadget is totally imperative to a competent real estate business. If you have more than 1 or 2 transactions going on at the same time, then you are going to need to move to a paperless filing system. Imagine having to scan each document individually one page at a go on a flat bed scanner. A single short sale package may be more than 100 pages. A multi-page feed scanner literally saves hours of these challenging situations.

Laser Printer

Printers are a piece of technology has remained constant since the mid 90s. Ink jet printing is very expensive, and indeed not of good quality. Finding a decent laser printer may a bit challenging, but once you get a good one all your printing costs will be cut shot tremendously, based on fact that real estate agents have a lot of printing to do; starting form contracts, notices etc.

One of the greatest things about using an iPad at work is the capability of pulling up PDF documents and marking them up. That is why Google Reader and Dropbox are such beautiful apps. TweetDeck

Never mind that Twitter lately bought TweetDeck for 50 million dollars. TweetDeck is a must have iPad app if you are always on Twitter. It allows you to handle multiple accounts easily and create views of certain hash tags. It integrates with photo service features such as yfrog, twitpic or tweetpoto. This app would be very essential for a realtor who contacts his clients or perform advertisement through twitter.

Agents can expect that the real estate industry will have to change or fade within the next few years, as it is only becoming easier to buy, sell, or advertise a home at the comfort of your home and save the huge commission. Innovation does not care about theses real estate commissions. Innovation always never cares about its own effects and consequences and we shall embrace it each and every day. Life is becoming easier each and every day in all activities.

This is absolutely true: having your own app is a marvellous idea, it help to do you business effcetively and quickly. It helps to easily find potential buyers, renters and sellers. Unfortunately, there is no a universal tablet that can fit all the programs yet. Previously, I had a galaxy tablet but it doesn’t run the Prezi for my presentation. So, now I am usuing iPad, for me it is the best option
